
WHAT TO EXPECT WITH A HOME INSPTECTION
A home inspection is a key step in the home buying/selling process. It gives you a clearer understanding of the property’s condition and helps you make an informed decision. Here’s what you can expect:

What Is a Home Inspection?
A home inspection is a visual examination of the physical structure and systems of a house — from the roof to the foundation. It’s typically conducted by a licensed professional shortly after an offer is accepted.
How Long Does It Take?
Most inspections take 2 to 3 hours, depending on the home’s size, age, and condition.


What the Inspector Looks At
The inspector will evaluate the following:
• Roof and attic
• Foundation and structure
• Plumbing systems
• Electrical systems
• Heating and cooling systems
• Windows and doors
• Floors, walls, and ceilings
• Basement and crawl spaces
• Appliances (basic function check)
Note: Inspectors don’t typically check for pests, asbestos, mold, or hidden defects — those require specialty inspections.
After the Inspection
You’ll receive a detailed report (usually within 24 hours) with:
• Photos of key issues
• Notes on any concerns
• Recommendations for repairs or further evaluations


What If Problems Are Found?
It’s normal for the report to list several issues — no home is perfect. Based on the results, you can:
• Negotiate repairs with the seller
• Request a credit toward the cost of repairs
• Back out of the deal, depending on your contract
• Attend the inspection if possible — it’s a great learning opportunity.
• Ask questions — a good inspector will explain things in plain language.
• Don’t panic — even newer homes may have minor issues.
